01How much can you fund?

Double Close is well over $100M. EMD up to $500K. Stack and Echo up to $10M each. Hard Money is program-based. Proof of Funds is free and request-based.
02What is a Double Close?
+
It's a same-day double close. You buy the property first (A → B), then sell it right after to your end buyer (B → C) on the same day. We step in and fund that first A → B purchase so you don't need to use your own cash. Once your buyer closes right after, our funds get paid back instantly.
03What is the Stack Method?
+
A Stack deal is when the seller is giving a big enough seller-finance note to cover the buyer's down payment (or more), but the problem is: the title company still needs real cash sitting in escrow to close. We step in and put up that cash so the deal can close. Right after closing, the seller-carry second position note gets issued, and that note pays us back plus our fee.
04What is the Echo Method?

An Echo deal is when we front the end buyer's down payment, but instead of getting paid back from a seller-carry note (like a Stack), we get paid back right out of the seller's proceeds — usually the wholesaler's assignment fee.
05Do you fund EMD for end buyers?
+
Yes — refundable EMD during inspection and due diligence, as long as title confirms in writing that the deposit is refundable.
06How fast can you fund?
+
Same day is possible for some deals. Standard turnaround is approximately 48 hours after documents and title confirmation.
07What do you charge?
+
Varies by lane. EMD: 5% up + 20% at close, or 10% up / 0% at close. Double Close: 1.25% up to $1M. Stack and Echo: 2.5% flat.
08Are there upfront fees?
+
Only after title confirms the file. Double Close, Stack, and Echo collect everything through the closing statement — zero upfront.
09Do you provide proof of funds?
+
Yes — free POF letters are available. For full verification (bank statements or Plaid) we have a small fee and will do it only when it's part of a submitted deal.
